State-of-the-Art Spec Lab

Situated in the heart of Boulder, CO, 5555 Central is the epitome of architectural excellence and modern innovation. Completed in January 2024, this project represents a significant milestone in our portfolio. Led by Project Manager Jonie Myers and Foreman Tyler Fox, the team worked meticulously to transform the vision into reality.

The Details

5555 Central, owned by Biomed Realty, is a state-of-the-art Spec Lab spanning 26,000 square feet. Despite the tight schedule and complex installation process, the project was successfully delivered within the budget of $1.4MM. The scope of work was multifaceted, entailing a complete electrical remodel. This included a new service, lighting, HVAC power, Building Automation Systems (BAS), and generator installation.

Challenges and Solutions

We faced an extremely tight schedule, extended equipment lead times, and a complicated installation process. However, our proactive collaboration with Swinerton proved instrumental in overcoming these hurdles. We teamed up early on to select vendors who could meet our project timelines and worked closely with them in sequencing work and establishing durations.

Unique Attributes

One unique aspect of this project was the presence of a tenant in a portion of the building for the first three-quarters of the job. This required close coordination of shutdowns, noise-making activities, and more, ensuring minimal disruption to the tenant’s operations.

Core Values at Play

Throughout the project, we remained steadfast in our commitment to our core values of safety and quality. Safety was actively involved and at the forefront of everyone’s mind, especially during the multiple shutdowns. The quality of our work was demonstrated in the minimal punch list at project completion and the high-quality, clean installation we were proud to turn over to the owner.
